GUIDELINES & POLICIES

PROPERTY CLEARING

  1. All property owners shall notify the SOE Association in writing at least 2 weeks prior to clearing of any lot, or portion thereof.

  2. Property owners are responsible for informing heavy equipment operators of utilities, both above ground and subterranean. These include the following:

    1. Telephone (above ground)

    2. Cable TV (above ground)

    3. Conduit for main electrical supply from nearest transformer (subterranean)

    4. Where applicable, transformer stations (above ground)

    5. Water supply line (above ground and subterranean) 

    6. Sewer lines and vents (above ground and subterranean)

    7. Where applicable, street light power lines (subterranean)

  3. Adjacent roadways should be left undamaged from heavy equipment. On the contrary, the owner will be responsible for repairs. No spray marking on roadways are allowed.

  4. All property boundary markers should be protected and allowed to be visible after clearing is complete. Should any of the markers be compromised in any way the owner is responsible for land surveying services to have markers corrected/replaced.

  5. No large trees measuring six (6) inches or more in diameter at ground level may be removed from any lot without prior written approval from the Association unless located within ten (10) feet of the main dwelling or accessory building or within ten (10) feet of the approved site for such building.

  6. No debris from clearing shall be pushed beyond the boundaries of any lot, whether it be SOE boundary line, an adjacent lot or roadway.

  7. All debris is to be removed from the lot in an appropriate manner and disposed of at the New Providence Landfill.

PROJECTS

  1. Construction on any project shall be limited to 7 a.m. and 6 p.m., Monday to Saturday only.  Any requests to perform any works outside of this period shall be made in writing to the Association no less than three (3) days before.

  2. All project related personnel must enter and exit from the same security check point and they must be logged upon each entry and each exit to verify presence on the property.  

  3. All project related personnel must be limited to the specific project only and not allowed to venture elsewhere within South Ocean Estates.

  4. All vehicles related to projects will be subject to inspection by the security officer on guard before exiting the premises. 

  5. No building of any structure shall be erected without written consent of the Association.

  6. The permit number of the project must be posted and visible from the street.

  7. Construction site is to be kept tidy at all times during construction.

  8. At no time should any of the streets within South Ocean Estates be unsurpassable from material or vehicles.

  9. No debris of any kind, whether construction material, plants/trees or earth from construction site shall be allowed to pollute or invade any adjacent property or road.

  10. Care should be given so as not to damage any of the infrastructure of South Ocean Estates, including electricity, telephone, cable and water installations and equipment.

  11. Contractors are encouraged to properly secure all materials, tools, equipment and valuables at the end of each day.

  12. All roadwork and other common areas of SOE shall be free from obstruction and unaltered (i.e. no spray painting, mixing of concrete, cutting or anything that can cause damage to pavement).

  13. All active construction sites are expected to have at least one portable bathroom for workers.

  14. All construction workers terminated prior to completion of works should be escorted to the SOE front gate and security personnel notified.

  15. No burning of any material shall be allowed on any property within SOE.
